Mahindra Group of Companies plan industrial parks

Mahindra Group companies are looking at collaboration and integrated synergies amongst themselves for development of industrial parks and infrastructure.

Mahindra Group of companies are planning to develop industrial parks and allied infrastructure, and this development will happen through collaboration and integrated synergies amongst themselves.

Group companies such as Mahindra Lifespace Developers Ltd, Mahindra Logistics Ltd and Tech Mahindra Ltd are looking at working together for integrated development of industrial parks and related infrastructure, revealed an official from the $19-billion conglomerate.

“In such a model you have an integrated play, where Mahindra Lifespace comes in as a developer and makes sure that the cluster is there, the parks (industrial) are there. We operate it like a build-to-suit and everything inside the build-to-suit is then operated by Mahindra Logistics, they maintain the inventory management, the to-and-fro of all the logistics, which are there,” said Rajaram Pai, Chief Business Officer, Industrial at Mahindra Lifespace Developers Ltd.

Such an integrated model could also have other group companies such as Tech Mahindra Ltd which could provide an integrated information technology platform as well as Mahindra Susten, which provides renewable energy.

“An integrated Mahindra offering is definitely something that we are looking at pretty keenly because that is how we would actually be able to leverage the Mahindra advantage of using the Mahindra Group platform covering several sectors,” said Pai highlighting that such an integrated offering from Mahindra Group companies is yet to be fully concretized.

“We have not firmed up anything yet but what we are offering to companies is that it could be an integrated play of several Mahindra companies…,” said Pai.

Under the current scheme of things, within the group, Mahindra Lifespace Developers is tasked with real estate and infrastructure development such as integrated cities and industrial clusters.

“..We get a lot of inquiries from different states, you know, to say that we have different sizes of land available, would you be interested, all of those inquiries come up. We review that with a lot of intent to see if there are specific sectors that we could be attracted to,” said Pai.

The company undertakes infrastructure development under the brands Mahindra World City, which is focused on integrated development of both business and residential infrastructure, while through brand ORIGINS, it focuses on development of industrial clusters.

Mahindra World City, Chennai, established in 2002 by Mahindra Lifespace Developers is the country’s first integrated industrial city developed through public-private partnership with Tamil Nadu Industrial Development Corporation, while Mahindra World City, Jaipur is a joint venture with Rajasthan State Industrial Development and Investment Corporation. The integrated cities and industrial clusters developed by the company houses prominent multinational companies such as BMW, Fujitec, JCB, Deutsche Bank Group, Yanmar Group, Nikkei Electric among others.
