Mormugao Port rental fees to go up every year by 2-5%

The Mormugao Port Authority (MPA) has tweaked the rent for land and commercial areas owned by the port and while the rates are applicable for five years, MPA said that the rates will be increased by 2% to 5% every year.

Through a notification, MPA said that the new rental fees will be applicable from June 17, 2023, and will remain in force till June 2027. The revised rental charges will affect the occupants of the commercial building near Vasco railway station and the cruise terminal building.

MPA levies licence fees and occupation charges for foreshore areas, and lease rent on commercial buildings. The port also charges a fee for road access and installation of utility lines and pipelines on its property, called ‘way leave’ charges.

“The rates provided in the scale of rates shall get automatically escalated by 2% per annum for land, foreshore area and way leave charges. The rates for the commercial building at Vasco railway station and cruise terminal building at harbour shall automatically escalate by 5% per annum after expiry of each year,” said MPA in a notification.

The notified port limits in the Mormugao harbour, according to MPA, extend from the Zuari bridge at Cortalim to the harbour and from Cansaulim in the south to Raj Bhavan in the north. MPA also claims jurisdiction of the coast up to Betul, however, the limits on land extend only to 50 yards from the high tide line (HTL) in areas not registered in the names of private owners.

For way leave charges, MPA will levy charges based on the diameter and length of pipelines or the actual area occupied by the multilayer pipeline stacks.

The rental fees will also be levied on a pro rata basis for road, rail tracks, jetties, and other areas where MPA claims “exclusive possession of land” while the licence fees for water area usage shall be charged 50% of the licence fee of the adjoining land.
